Introduction
Whether you’re a first-time buyer, considering a switch, or looking to move or trade up— it’s
essential to think about a key question before applying for your mortgage: Will your application be
approved? The answer lies in a comprehensive credit check conducted by the lender, a crucial factor
under EU law to assess your creditworthiness.
Why should you check your credit report?
Before embarking on your mortgage journey, taking the time to review your credit history is a wise
step. This holds true not only for those with existing loans or credit card debt but for everyone. Even
if you believe your financial record is spotless, a mortgage lender may still decline your application
based on a poor credit history stemming from past loans.
What Do Lenders Look for in Your Credit History?
Lenders scrutinise your credit history to ensure you have a sound track record of repaying loans.
They become particularly cautious if there are instances of missed payments, adjustments to loan
terms due to repayment difficulties, or inaccuracies in your personal details. Timely updates of your
name and address are equally important.
How to Check Your Credit Record:
To apply for your credit report, visit the Central Bank link: https://www.centralcreditregister.ie/. You will need to complete an application form and provide three types of identification documents:
- Photo with signature (such as a passport or driving licence)
- Proof of your address (must be no more than 6 months old)
- Proof of your PPS number
Personal data held on the Central Credit Register includes your name, date of birth, address, gender, telephone number and personal public service number PPSN. Credit data held on the Central Credit Register includes the loan type, such as mortgage, credit card, overdraft, personal loan, business loan, HP, PCP, etc.; the amount borrowed and the amount outstanding.
How to Amend Your Credit Record:
If you notice inaccuracies, incompleteness, or outdated information on your credit report, you have
the right to request amendments. The process for this can be found on the Central Bank link
mentioned above.
